Finding the right Tenant

Application – All tenants over the age of 18 and that are earning an income are required to apply. TICA searches on all applicants are conducted (if a search shows history the application does not proceed). Previous renting agent, personal and employment references are contacted and questioned regarding the applicant. Affordability checks are made to ensure that the applicant is able to cover the rental payments and living expenses with ease. Applicants are shortlisted for your finial approval.

Inspections – are strictly by appointment only (we never give out keys)

Leasing your Property

Condition Reports – before a tenant enters the property an inspection is conduced to complete a detailed report (with photos) of the property. This step is then repeated once the tenants vacate to ensure that the property is left in the same condition as when the tenant took possession.

Inspections – conducted 3 times per year and are essential to ensure that your property is being maintained to an acceptable standard. An inspection report and photos are sent to you after each inspection outlining the condition of the property and any maintenance that requires attention.

Arrears – daily tracking is conducted and contact made via text, phone, email and in writing from day 1. Form 11 Breach notices are issued as soon as possible (day8) and you are kept informed as soon as the breach is issued and when it is remedied. If a breach is not remedied and upon your instruction (in writing) a Form 12 Notice to Leave (minimum 7 days) will be issued. A variety of rent payment methods are offered to tenants, with a strong recommendation made for direct debits and Centrepay payments, this dramatically reduces the chance of arrears.

Repairs and Maintenance – Emergency repairs are dealt with immediately, this includes water leak, no water, gas leak, dangerous electrical fault, no power or no toilet services. You will be notified of these repairs via phone or email. All other repairs are classed as routine repairs and you will notified of these within 24 hours, these repairs will not be attended to until your approval is given.

Financial Payments – all monies held in the Trust Account on behalf of you are paid by direct transfer to your nominated banking institution at the end of every month. A statement and copies of all invoices paid will be issued on the same day outlining all debits and credits for the month. Income and Expenditure Report is issued at the end of Financial Year for your account/tax agent.
